    What Every Potential Purchaser or Developer Should Know
    What is the Zoning and Official Community Plan (OCP) land-use designation for the property?
    Zoning Bylaw No.2240provides the current regulations on the use, density and building dimensions permitted on your property. The Official Community Plandesignation provides future direction on how properties could be rezoned and developed subject to the support of Council.     Is the property near a watercourse such as a creek or river?
    There are City, Provincial and Federal regulations on setbacks and elevations to and disturbance of watercourses. For more information consult the Water Ways Protection Bylawor contact the Planning Division at 604.927.5442 or planning@portcoquitlam.ca.

    Is the property located on a steep slope?
    If the property is located on a steep slope or unstable soils, you may be required to undertake a geotechnical assessment before constructing an addition or building a new structure. Contact the Development Services Department at 604.927.5442 or     developmentservices@portcoquitlam.ca.

    Is the property the subject of any Bylaw Enforcement actions?

    Do you plan to remove trees?
    You may require a tree removal permit. Failure to comply to tree removal regulations may result in fines. For more information, please refer to     Tree Removal Bylaw No. 3474, which protects trees in Port Coquitlam, or contact the Parks and Recreation Department at 604.927.7900.
